ASSUMABLE LOANS / THE BASICS

New home.
Existing mortgage?

A mortgage assumption lets an approved buyer take over an eligible seller’s existing mortgage, rather than replacing it with an entirely new loan.

TRY THE NUMBERS

A low rate. What about the gap?

The difference between the price and the loan balance is your starting point. Change the example figures to explore it.

Equity gap$150,000
Still to cover$50,000

Example: $500,000 price − $350,000 balance = $150,000 gap. With $100,000 available, $50,000 remains to cover.

Before closing costs, fees and reserves. Any financing for the gap requires separate approval. This estimates cash needs, not loan eligibility or total savings. Figures stay in your browser.

Three things to know.

01

The rate is only part of it.

Eligible loans may retain their existing interest rate and remaining terms. Confirm the specific loan’s eligibility and terms with its servicer.

02

Mind the equity gap.

The sale price may exceed the remaining loan balance. You need a plan for that difference, as well as closing costs and applicable fees.

03

Approval matters.

Expect a qualification and approval process. Timing, requirements, and seller protections depend on the loan and servicer.

A few common questions.

Does every home have an assumable mortgage?

No. Eligibility depends on the existing loan. FHA and VA loans are common starting points, but the servicer must confirm the requirements for a particular assumption.

Do I have to be a veteran to assume a VA loan?

A qualified non-veteran may be able to assume a VA loan. The seller’s release from liability and restoration of VA entitlement are distinct issues and need specific attention.

Is a lower rate always the better deal?

No. Compare the whole purchase: the amount needed for the equity gap, any additional financing, fees, remaining loan term, and your total monthly costs.

The home. The loan. The gap.

An eligible existing mortgage can be part of the purchase. The cash gap and servicer approval deserve as much attention as the rate.
